You should have a lawyer involved from the beginning of the negotiation process, starting with the purchase and sale agreement. Title reports, escrow instructions, disclosure statements and loan documents are just some of the items that should be reviewed carefully, and not ignored as a "standard" form document as they all too often are characterized. By working with clients at an early stage to assess relative strengths and weaknesses of the transaction, we minimize uncertainty and may avoid potential litigation.
